Housing trust has $241,707 available in assistance

Emmet County home owner-occupants may qualify for some of $241,707 in funding available to repair their homes in 2012.

The money, which will be distributed in 2012, is available to owner-occupants who meet income guidelines and credit approval.

The Northwest Iowa Regional Housing Trust Fund Board of Directors, in a telephone meeting Thursday, also learned money is remaining from fiscal 2010 for owner-occupants earning over 30 percent of area median income. Carol Keizer, planner with Northwest Iowa Planning & Development Commission, said the commission has received an extension to June 30 to distribute those funds or give them to a public housing project.

In other business Thursday, the board denied a $4,650 grant to Hope Haven which was looking for a $50,000 match to buy a waiver home in Rock Rapids. That will allow Hope Haven to apply to the state housing trust fund.

The board also reviewed board appointment terms, approved new loans and reviewed marketing efforts.

"We have had surprising number of inquiries on this program," Shari Zinn of NWIP&D said of advertising the program on local cable stations.

The next meeting will be Thursday, March 29.

Funds available for housing rehabilitation

Emmet County homeowner-occupants earning 31-80 percent of area median income are invited to apply for remaining 2010 funds from the Northwest Iowa Regional Housing Trust Fund.

Income requirements are:

n One to two people - under $54,718.

n Three to six people - $62,926.

n Seven people - $63,500.

n Eight people - $67,600.

Money may be used for structural repairs such as roofs, windows and siding; building systems including electrical upgrades, furnace replacements and plumbing repairs; emergency repairs including septic tank improvements, hot water heat replacements and lead-based paint reduction; insulation; and handicap accessibility including exterior ramps and bathroom facilities.

Applicants applying for repayable low-interest (2 percent) loans must have a credit score of 620 of higher.

The applicant(s) must own and occupy the property throughout the entire term of the five-year promissory note.

The applicant(s) will be required to complete, sign and agree to all program paperwork including but not limited to: application, income and asset information as well as all of the loan and program documents.
